Buying a Brand New Home


If you have visited a builder's  Model Home Center in Arizona, you may have seen a sign posted on the door that reads:  

"If you are working with a Realtor, that agent must accompany you on you first visit to the site."

Model HomeBe very careful about entering into an agreement to purchase a new home without a Realtor to represent you.  You should know that all on-site agents represent only the Builder.  Unless your Realtor accompanies you on the VERY FIRST VISIT and REGISTERS YOU, you have NO REPRESENTATION. .  Even if your Realtor comes with you on subsequent visits - you still have NO REPRESENTATION.   Buying your New Home without representation can be risky business.

There have been many unsuspecting buyers who lost thousands of dollars because they mistakenly thought the deposit was "refundable."  You should know that certain clauses in the contract trigger FORFEITURE OF YOUR REFUND.  And the Builder's Agent has no obligation to point this out to you.  

A smart Buyer is represented by a competent Realtor who provides an explanation of the contract's terms Review Plans Carefullyand conditions.   An informed Buyer does not suffer unpleasant "surprises" after making a commitment to buy.  Rather than being victimized by these unpleasant and sometimes costly surprises, a smart Buyer will use their Realtor to negotiate the terms of the contract with the builder.    Whenever I represent Buyers of a new home, I take the time to review the terms and conditions before allowing my client to sign the contract.  My background as a legal assistant and contract specialist really pays off at times like this.  And sometimes I even negotiate a better deal for them by securing a better lot/location at a lower premium.

Model home centers are designed to tantilize Buyers into making decisions based on emotions.  Hundreds of thousands of dollars are spent on marketing.   Models contain every imaginable upgrade.  Don't be caught up in the emotion of buying a "New Home" without a Realtor to represent you.  Important issues like proximity of hazards or conditions that will devalue the property might be conveniently overlooked when so much information is presented all at once.

Make sure your Realtor accompanies you on the FIRST VISIT to the New Home Site and REGISTERS with the site.    It's the "Smart Way" to buy your New home.
