Why Invest in the Phoenix East Valley?


Generally, Investors make money four ways from investment properties:

  • Cash flow
  • Tax savings
  • Equity buildup
  • Property appreciation

Once you identify your particular goals it will become clear the type of investment property you are seeking.  For most investors, property appreciation tops the list of goals.

The proliferation of distressed properties in the Phoenix-Mesa metropolitan area means good news for investors whose primary investment vehicle is the single family home for rent.    With the majority of home sales in the valley falling into the "distressed" category (Short Sales and Foreclosures), the opportunities for rental investment owners abound.   Not only are there more homes than ever before available for purchase at below market rates, the homeowners that are displaced become part of the growing population of residents who are renting.   These former homeowners will need at least 2-3 years to rebuild their credit; and in the meantime they still need housing.   Many will opt to rent a single family home vs. an apartment because it suits their lifestyle better.

On January 28th, 2011,  HUD announced it will extend the Anti-Flipping waiver, which is another benefit to the investor.   Many of our investor clients are buying homes at auction and in need of repair.   These properties are available throughout the Valley.   If timed properly, the homes can be acquired, remodeled from top to bottom, and resold within 30-60 days.   Timing is essential because many investor clients are using "hard money" financing with high interest rates; and they want to pay off the lender in record time.

Emerging growth areas represent the best opportunity for appreciation.  In the East Valley, there are several areas slated for rapid growth in the near term.   An area recently defined as the "Knowledge Corridor" by Mesa's Mayor Scott Smith runs along Power Road from McKellips Road to Pecos Road is one of these emerging growth areas.   It's proximity to the Phoenix Gateway Airport with its cargo flight capabilities make for an ideal location.   College campuses for Maricopa Community College and Arizona State University, and the East Valley Institute of Technology give the promise of a local labor force with the high technical skills needs for today's marketplace.
