Gilbert has the distinction of being the fastest growing city in the East Valley of Phoenix.   The population has nearly doubled since 2000, and currently stands at approximately 180,000.    Although it is large and growing rapidly, Gilbert is still incorporated as a town rather than as a city; and it has the highest population of any area incorporated as a town in the United States.  Predominantly Caucasian and conservative, Gilbert is very much a small town politically, if not geographically.

Gilbert School District has an enrollment of more than 35,000 students in its 26 elementary schools, 6 junior high schools, and 6 high schools including Highland High School, rated "excelling" by The Arizona Dept. of Education. The District helps lead the State in academic scores as well as in a variety of extracurricular programs, including athletics and the fine arts. Students at the secondary level are offered a full complement of elective courses. Vocational, accelerated, advanced, remedial, and special education programs are also provided through Gilbert Public Schools. Achievement test scores at the elementary, junior high, and senior high levels exceed both national and state averages. Gilbert has also been recognized as having an outstanding fine arts program and a very comprehensive interscholastic activity program.

Almost a third of Gilbert’s residents are younger than 18 with 10 percent of the town’s population younger than 5 years old. Average household incomes reach $94,000, homeowners make up almost 95 percent of residents and 52 percent of families here have two or more children.  This youthful, economically strong demographic promises a continued population boom.


Gilbert's San Tan corridor, along the new Loop 202 freeway is the site of exponential growth, with several cornerstone developments in the area.   San Tan Village is a master-planned, 500 acre urban village that will San Tan Villagetotal nearly three million square feet of retail, entertainment, restaurant, office and proposed residential uses. Once completed, Santan Village will be the largest mixed-use retail center in Gilbert. The first of its kind in Arizona, SanTan Village will be an all-outdoor regional retail center highlighted by department stores and an indoor food court. The two major phases of the project include a power center (phase one) and a regional shopping center (phase two). 

Santan MotorplexThe Santan Motorplex 120 acres at the NW corner of Val Vista Drive and the Santan Freeway, a/k/a Loop 202, will be the largest automall in the State of Arizona.   The first dealership, Big Two Toyota, is already open.  Future car brands include Ford, GMC, Pontiac, Buick, Jeep, Dodge, Saturn, Hyundai, Subaru and Suzuki.
